How I work

I am not your salesman. I am the friend who happens to know real estate. We will walk every block twice, pull the real numbers, and I will say the quiet thing out loud when the math is not adding up. The decision belongs to you. I will help you carry it through.

A Downriver Michigan home and neighborhood street
The region

Downriver is its own thing, sitting next to Detroit.

Core Downriver communities tucked between the Detroit River and the rest of southern Wayne County, plus nearby markets buyers compare against them. Established neighborhoods, mature trees, mid-century ranches, colonials, and a few pockets of newer construction. Most of these houses were built when the plants were running, and a lot of the families on these blocks have been here for generations. What people like about it is the math, bigger lots and quieter streets than the northern suburbs at a price band that still makes sense, with Detroit and Metro Airport both a short drive away.

Quick answers

What buyers and sellers ask first.

What is the best Downriver city to buy in?

The best Downriver city depends on budget, commute, schools, and how much house you want. Wyandotte and Trenton fit buyers who want walkability and river character. Taylor and Lincoln Park stretch the dollar. Woodhaven and Brownstown usually fit buyers who want newer homes and more space.

How do I know what my Downriver home is worth?

A real Downriver home value comes from recent nearby comps, condition, city inspection requirements, school boundaries, and buyer demand in your exact price band. A broad online estimate can miss block-level differences, especially in older Downriver neighborhoods.

Is Downriver good for first-time homebuyers?

Yes. Downriver is one of Metro Detroit’s more practical first-time buyer markets because many cities still have established homes at approachable price points. The tradeoff is that condition, taxes, and city requirements vary a lot by city and block.

Should I sell before I buy in Downriver?

It depends on your equity, financing, and how competitive your target city is. If you are buying in a tight market like Allen Park, Trenton, or Wyandotte, you need a plan before listing so you do not end up rushed between homes.

Which Downriver cities are closest to Detroit?

Allen Park, Lincoln Park, Southgate, Wyandotte, and Taylor are among the most practical Downriver options for Detroit access. Commute quality still changes by exact route, freeway access, shift time, and how far you are from I-75, I-94, or Telegraph.

What should sellers fix before listing?

Sellers should fix obvious inspection and walkthrough issues first: leaks, safety items, broken fixtures, peeling exterior paint, and anything that makes buyers question maintenance. Big cosmetic renovations rarely pay back as well as pricing, cleaning, decluttering, and strong photos.

About me

190+ Downriver closings, plain talk at every step.

I'm David. Husband, father, Realtor in southern Wayne County. The Go With Goad part is just me trying to do right by the people I work with. No fancy mission statement. Help folks make a good decision and back it up with the real numbers.

For most people, this is a new chapter, a big financial swing, or both at the same time. So I keep it plain. Real conversations, real comps, no spin.

Growing up around here, you learn pretty quick that showing up matters. First-time buyer, longtime homeowner finally selling the family place, somebody relocating from one Downriver city to another. The work changes, the way I run it does not.
